That range drives the work. Older Monroe properties near downtown and Belk Tonawanda were built before modern stormwater practice, so we routinely find original walkways heaved by clay movement, downspouts dumping directly at the foundation, and yards that hold water for days after a storm because there is no defined outfall anywhere on the lot. Repairing the surface without fixing the water underneath it just resets the clock, so we correct grade and drainage first, then rebuild. On the newer Hwy 74 side, the issue is the familiar Union County story: scraped topsoil, compacted Cecil and Pacolet clay, thin builder sod, and a rear yard with nothing in it yet.
